We're a property management company, so you might expect this post to tell you that you absolutely need a property manager.
We're not going to say that. Plenty of owners self-manage successfully, especially with one property and a lot of time. But plenty of owners also start self-managing and discover, usually around their third 11 PM phone call about a hot tub, that it's a much bigger job than they expected.
So here's an honest look at what self-managing a Sedona rental actually involves, and some questions to help you decide which path fits your life.

Every week:
Answering guest messages, often within minutes, often at night
Coordinating cleaners between every checkout and check-in
Restocking supplies, from toilet paper to coffee to hot tub chemicals
Adjusting pricing as the calendar fills (or doesn't)
Handling reviews, both good and bad
Every month:
Paying sales tax and bed tax on time
Pool, spa, and landscape maintenance
Inspecting for wear and damage between guests
Updating listings for seasonal events and demand
Whenever it happens (and it will):
The lockout at midnight
The broken AC in July or the frozen pipe in January
The guest who can't find the house in the dark
The neighbor complaint about noise
The review that mentions a stain you didn't know about

None of it is complicated on its own. The challenge is that it never stops, and a lot of it has to happen right now.
The questions that actually decide it:
Be honest with yourself about these.
Do you live nearby? If you're in Phoenix, California, or out of state, someone local still needs to be able to get to the house fast. A two-hour drive for a clogged toilet isn't sustainable.
How fast can you respond? Guests expect answers in minutes, and platforms reward fast responses with better search placement. Can you do that during your workday? On vacation? At 10 PM?
Do you have a reliable cleaning team and a backup? Your cleaner getting sick on a Saturday turnover is the single most common self-management crisis. What's plan B?
Do you know the local rules? Sedona has specific requirements around permits, neighbor notices, trash, guest screening, and a ban on special events.
Is pricing a science or a guess? A Sedona rental can earn very different rates in a Tuesday in August versus a Saturday during the Arts Festival. Pricing it right, every night, is its own skill.
What's your time worth? Add up the hours. For a lot of owners, the real question isn't "can I do this?" It's "is this the best use of my time?"

Your reviews have slipped and you're not sure why
You've had a turnover go wrong more than once
Your calendar has gaps in October, which is the strongest month in this market
You bought the house to enjoy, and you haven't stayed there in a year

That last one matters more than anything. A manager based somewhere else can answer a message. They can't fix a hot tub at 9 PM.
